Mortgage Advisory Services provided by HouzzHunt Mortgage, a division of Reliant Consultancy Group.

1. Introduction

These Terms and Conditions (“Terms”) govern the use of mortgage advisory services provided by Houzzhunt Mortgage, a division of Reliant Consultancy Group (“Houzzhunt”, “we”, “our”, or “us”), registered and operating in the United Arab Emirates with its head office at 806, Capital Golden Tower, Business Bay, Dubai, U.A.E.

By engaging our services, accessing our website (houzzhunt.com), or submitting any enquiry or application through our platforms, you (“Client”, “you”, or “your”) acknowledge that you have read, understood, and agree to be bound by these Terms in their entirety.

2. Nature of Services

2.1 Advisory Role

Houzzhunt operates as an independent mortgage advisory service. We act as an intermediary between clients and lending institutions (banks and financial institutions) licensed to operate in the United Arab Emirates. We do not lend money directly, issue mortgages, guarantee loan approvals, or make credit decisions on behalf of any bank or financial institution.

2.2 Scope of Services

Our services include, but are not limited to:

  • Mortgage consultation and financial needs assessment
  • Comparison of mortgage products across partnered UAE banks
  • Pre-approval application assistance and document preparation
  • Liaison with banks and financial institutions on your behalf
  • Guidance through the mortgage application, valuation, and disbursement process
  • Advisory on residential, commercial, refinance, equity release, Islamic finance, non-resident, plot & land, and off-plan mortgage products

2.3 Service Limitations

Houzzhunt does not provide legal advice, tax advisory, property valuation, or financial planning services. Clients are encouraged to seek independent legal, tax, and financial counsel as required.

3. Rates and Financial Information Disclaimer

3.1 Indicative Rates

All mortgage interest rates, Loan-to-Value (LTV) ratios, loan tenures, monthly payment estimates, and any other financial figures displayed on our website, marketing materials, brochures, social media channels, or communicated verbally by our advisors are indicative only and are provided for general informational purposes. These figures do not constitute a formal financial offer, guarantee, or commitment from Houzzhunt or any partnered bank or financial institution.

3.2 Rate Variability

Mortgage rates are subject to change without prior notice and are influenced by multiple factors, including but not limited to:

  • The Emirates Interbank Offered Rate (EIBOR) and its periodic fluctuations
  • The UAE Central Bank base rate and monetary policy decisions
  • Individual bank lending policies, risk appetite, and promotional offerings
  • The borrower’s financial profile, credit history, income, employment status, and debt burden ratio (DBR)
  • Property type, value, location, and completion status (ready, off-plan, or under construction)
  • Residency status of the borrower (UAE national, resident expatriate, or non-resident)
  • Global economic conditions and central bank policy changes in major economies

3.3 No Rate Guarantee

Houzzhunt does not guarantee any specific interest rate, LTV ratio, loan amount, approval timeline, or monthly payment. The final terms of any mortgage product are determined solely by the lending institution upon completion of their underwriting and assessment process. Rates displayed on our website or communicated by our advisors may not be available at the time of your application.

3.4 EIBOR-Linked Products

For variable-rate mortgage products, the interest rate is typically calculated as the Emirates Interbank Offered Rate (EIBOR) plus a fixed bank margin. EIBOR is published by the Central Bank of the UAE and fluctuates based on market conditions. Clients should be aware that monthly payments on variable-rate products may increase or decrease over the loan tenure in accordance with EIBOR movements.

3.5 Fixed-Rate Period Expiry

Where a fixed-rate mortgage is offered, the fixed rate applies only for the agreed initial period (typically 1 to 5 years). Upon expiry of the fixed-rate period, the mortgage will revert to a variable rate (typically EIBOR plus the bank's margin), which may result in higher monthly payments.

3.6 Savings and Comparison Claims

Any potential savings, cost comparisons, or financial benefit illustrations presented on our website or by our advisors are hypothetical and based on assumed loan amounts, tenures, and prevailing rates at a specific point in time. Actual savings will vary based on individual circumstances and the final mortgage terms offered by the lending institution.

4. Regulatory Compliance

4.1 UAE Central Bank Regulations

All mortgage products facilitated through Houzzhunt are subject to the regulations set by the Central Bank of the United Arab Emirates (CBUAE), including but not limited to:

  • Maximum Loan-to-Value (LTV) ratios as prescribed under CBUAE Circular No. 31/2013 and its amendments
  • Maximum loan tenure of 25 years
  • Debt Burden Ratio (DBR) cap of 50% of the borrower’s monthly income
  • Age limits at the time of final repayment: 65 years for salaried employees, 70 years for self-employed individuals (or 70 years for UAE nationals)
  • Mandatory property valuation by an independent, bank-approved valuer
  • Mortgage registration with the relevant land department (e.g., Dubai Land Department)

4.2 LTV Limits

As per CBUAE regulations, the maximum LTV ratios are as follows:

These are maximum limits set by CBUAE. Individual banks may apply stricter criteria.

5. Client Obligations

By using our services, you agree to:

  • Provide accurate, complete, and truthful personal, financial, and employment information
  • Disclose all existing financial obligations, including loans, credit cards, and other liabilities
  • Supply all requested documentation in a timely manner to avoid delays in processing
  • Inform Houzzhunt of any material changes to your financial circumstances during the application process
  • Not provide falsified, misleading, or fraudulent documents or information
  • Comply with all applicable UAE laws and regulations relating to property ownership and mortgage financing

Houzzhunt shall not be held liable for any delays, rejections, or adverse outcomes resulting from inaccurate, incomplete, or fraudulent information provided by the Client.

6. Fees and Charges

6.1 Houzzhunt Service Fees

Houzzhunt provides its mortgage advisory services at zero cost to the Client. We do not charge any consultation fees, brokerage fees, or service charges for our mortgage advisory services. Our compensation is received from the lending institution upon successful mortgage disbursement.

6.2 Third-Party Fees

Clients should be aware that the following third-party fees and charges may apply during the mortgage process. These are not charged by Houzzhunt and are payable directly to the respective parties:

  • Bank processing/arrangement fees (typically 1% of loan amount)
  • Property valuation fees (as determined by the bank-appointed valuer)
  • Dubai Land Department (DLD) mortgage registration fee (0.25% of loan amount + AED 290)
  • DLD property transfer fee (4% of property value)
  • Real estate agency commission (typically 2% of property value)
  • Property insurance and life insurance premiums (as required by the lending institution)
  • Early settlement fees (capped at 1% of outstanding balance or AED 10,000, whichever is lower, per CBUAE regulations)
  • Conveyancing and legal fees (if applicable)

These fees are indicative and may vary. Clients should confirm all applicable fees directly with the relevant parties before proceeding.

7. No Guarantee of Mortgage Approval

Houzzhunt facilitates the mortgage application process but does not guarantee mortgage approval, pre-approval, or any specific loan terms. All lending decisions, including approval, rejection, loan amount, interest rate, and conditions, are made solely by the respective bank or financial institution based on their internal credit assessment, underwriting policies, and regulatory requirements.

Submission of an application through Houzzhunt does not oblige any bank to approve or process the application. Houzzhunt shall not be liable for any loss, damage, or inconvenience arising from a mortgage application being declined or delayed by any bank.

8. Data Privacy and Confidentiality

8.1 Data Collection

In the course of providing our services, Houzzhunt will collect and process personal and financial information, including but not limited to: name, contact details, Emirates ID, passport copy, visa details, salary information, bank statements, credit bureau reports, and property details.

8.2 Data Usage

Your personal data will be used solely for the following purposes:

  • Processing your mortgage application with partner banks and financial institutions
  • Communicating with you regarding your application status and related services
  • Compliance with applicable UAE laws and regulatory requirements
  • Internal record-keeping and service improvement

8.3 Data Sharing

By engaging our services, you consent to Houzzhunt sharing your personal and financial information with partner banks, financial institutions, and relevant regulatory bodies as necessary for the processing of your mortgage application. We will not sell, rent, or share your data with unrelated third parties for marketing purposes without your explicit consent.

8.4 Data Protection

Houzzhunt implements reasonable technical and organisational measures to protect your personal data from unauthorised access, loss, or misuse. However, no method of electronic transmission or storage is 100% secure, and we cannot guarantee absolute security of your data.

9. Intellectual Property

All content on the Houzzhunt website, including but not limited to text, graphics, logos, images, calculators, tools, and software, is the property of Houzzhunt or its licensors and is protected by applicable intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content without prior written consent from Houzzhunt.

10. Limitation of Liability

To the fullest extent permitted by UAE law, Houzzhunt shall not be liable for:

  • Any loss, damage, cost, or expense (direct, indirect, incidental, consequential, or otherwise) arising from the use of our services or reliance on information provided by us
  • Decisions made by banks or financial institutions regarding mortgage applications, including rejections, delays, rate changes, or altered terms
  • Any errors, omissions, or inaccuracies in rates, financial figures, or information displayed on our website or communicated by our advisors
  • Any loss arising from fluctuations in EIBOR, bank interest rates, or property values
  • Technical failures, website downtime, or service interruptions
  • Actions, omissions, or decisions of third parties including banks, valuers, lawyers, or government entities

11. Website and Calculator Disclaimer

Any mortgage calculators, EMI estimators, affordability tools, or comparison features available on our website are provided for general informational purposes only. Results generated by these tools are estimates based on the inputs provided by the user and do not represent actual mortgage offers or guaranteed terms. Actual mortgage terms, payments, and eligibility will be determined by the lending institution during the formal application process.

12. Third-Party Links and References

Our website may contain links to third-party websites, including banks, government entities, and property portals. Houzzhunt is not responsible for the content, accuracy, privacy practices, or availability of these external websites. Inclusion of any link does not imply endorsement or affiliation unless explicitly stated.

13. Dispute Resolution and Governing Law

13.1 Governing Law

These Terms shall be governed by and construed in accordance with the laws of the United Arab Emirates and the Emirate of Dubai.

13.2 Dispute Resolution

In the event of any dispute arising out of or in connection with these Terms, the parties shall first attempt to resolve the matter amicably through good-faith negotiation. If the dispute cannot be resolved within 30 days, it shall be referred to the competent courts of the Emirate of Dubai, UAE.

14. Amendments

Houzzhunt reserves the right to amend, modify, or update these Terms at any time without prior notice. The most current version of these Terms will be available on our website. Continued use of our services after any changes constitutes acceptance of the revised Terms.
